YOUR PROPERTY IS A HMO IF IT IS ONE OF THE FOLLOWING TYPES:

• An entire house or flat let to 5 or more tenants who form two or more households and who share a kitchen, bathroom or toilet.
• An entire house which has been converted into bedsits or other non-self-contained accommodation and which is let to 5 or more tenants who form two or more households and who share a kitchen, bathroom or toilet facilities
• A building which is converted entirely into self-contained flats if the conversion did not meet the standards of the 1991 Building Regulations and more than one-third are let on short term tenancies.
• A converted house which contains one or more flats that are not wholly self-contained (i.e. the flat does not contain a kitchen, bathroom and toilet) and which is occupied by 5 or more tenants who form two or more households
  

If your property is one which falls into the above criteria - it must have been licensed from the 6th April 2006.

These HMO properties must be occupied as the tenant’s only or main residence it should be occupied solely or mainly to house tenants. The same tenancy guidelines apply to students, migrant workers and properties which are used as domestic refuges.

For most landlords this application process itself is a major commitment to an already demanding schedule.
